How to Use House Viewing Checklist

  1. Before you go, tap "Add property" and enter the address, price and viewing date so each viewing has its own checklist.
  2. At the viewing, work through the categories and tick each point you've checked. Don't be shy — open cupboards, turn on taps and ask about the boiler.

Is my data private?

Yes. Your properties, ratings, notes and ticked items are stored only in your browser's local storage on this device. Nothing is uploaded to any server and there's no account. Clearing your browser data removes everything, so keep a JSON export or a PDF if it matters.

How many properties can I compare?

As many as you like. Each one you add gets its own full checklist, rating and notes, and they all appear in the comparison table so you can rank them by price, rating and verdict. The comparison table appears as soon as you've added a second property.

What are the biggest red flags to look for?

A musty smell or damp patches, wide or diagonal cracks in walls, an old or unserviced boiler, freshly painted patches that could hide staining, and mould around windows. None are automatic dealbreakers, but each is worth asking about and factoring into your offer or a survey.

How old is "too old" for a boiler?

Most gas boilers last around 10–15 years. Ask its age and when it was last serviced, and look for a service record. A boiler nearing the end of its life isn't a reason to walk away, but replacement can cost a few thousand pounds, so it's fair to factor that into your offer.

How do I check broadband and mobile signal?

Check your phone's signal in each room during the viewing, and look up the postcode on a broadband availability checker before or after. If you work from home or stream a lot, fibre availability can be as important as any room in the house.

Does the checklist work for renting as well as buying?

Yes. Most checks apply either way — damp, heating, storage, noise and broadband matter whether you're buying or renting. Renters should pay extra attention to who's responsible for repairs, the condition on move-in, and what's included, which fit neatly under the "Questions to Ask" section.
